No.

The profit from the first investment is taxed regardless of what you did with the money.

The only way to postpone the gain is to do a Section 1031 exchange in which you exchange one property for another and don’t receive cash.

Dear Skip: Unfortunately you will pay on the gain, but you may want to consult with a tax pro to make sure you have included all of your expenses against the gain. The more you reduce the gain the less tax you pay. Have a meeting to make sure you have thought of everything and look at IRS form 4797/Sch D instructions.

With the capital gains rates at the lowest rates they have been in decades, why would you want to even consider a like kind exchange?

Hi, Skip!

The only way I’m aware of to avoid a capital gains liability is through a like kind exchange.

It must be a direct roll over and there is a time window.

If, at any point it converted to cash, you will be required to pay capital gains.

Remember that the basis for the gains tax is on the net profit so be sure to deduct any and all related costs in order to reduce the basis.

You may wish to consult a tax professional to make sure you don’t miss anything.

I always advise people not to prepare their own taxes.

I was a preparer for some time and I don’t do my own!
