WHERE IN THE US SHOULD I INVEST IN LAND NOW TO GET A LARGE RETURN IN 25 YEARS?

I’m seeking for an area prefferably in the West which I can by land which will spin in to distinction for me in the future.

Outside of Phoenix, Vegas, or Eastern SoCal (San Bernardino, Riverside counties)

A borderline rural area just far enough away from a major city to be affordable but commutable. Then wait for the wave of sprawl to wash over you. That’s what we did like eight years ago. The value’s more than doubled. It’s a bit stagnant now, but that’s the housing market for you.

North Central Texas to South Central Texas. The area from Dallas south and west to Fredricksburg, San Antonio north to Austin.
Another area would be along the Gulf coast which was beaten up by hurricanes. People will always flock to a danger zone along the coast and then act all surprised and devastated when they get washed away…go figure.
